HOTELS Interview: Perez on selling guestrooms in Haiti

Selling guestrooms at a new hotel can be challenging anywhere, but Haiti presents special difficulties.
 

Armed guards are needed 24/7 to keep the perimeter of the 106-room Best Western Premier Hotel and Spa Pétion-Ville, which opened in March, secure and Port-au-Prince’s poor infrastructure makes for an arduous journey from the airport to the hotel.

Nevertheless business is coming in, with the hotel’s occupancy currently hovering around 50%.

To learn more about the sales strategies being used for this unique property, which features a restaurant, bar terrace and meeting facilities, HOTELS spoke with Sacha Perez, the hotel’s sales manager. Perez holds both Haitian and Canadian citizenship and previously worked as a sales coordinator for Delta Hotels and Resorts in Montreal.

HOTELS: What sales strategies are you using for the hotel — who are you targeting, where are you targeting and how are you contacting potential guests?

Sacha Perez: My primary duty is to bring groups to hotels. My sales strategies mostly rely on networking, inviting guests to site inspections, creating affordable packages and going out and finding new clients by doing outside sales calls.

Now 85% of our market is government and corporate travelers that stay three nights on average.

In terms of which geographic areas we are targeting, we are focusing on Port-au-Prince to empower locals to try our product and travelers from North America. We are advertising through Haiti’s consulates abroad as well as online via TripAdvisor, Expedia and other websites.

HOTELS: How are you marketing the hotel?


Perez: Locally it will be through traditional advertising. Soon you will see Best Western Premier Hotel and Spa Pétion-Ville everywhere in Port-au-Prince. As a matter of fact we have already been on the local newspaper, on the radio, and soon at the airport. In this market, as a new kid in the neighborhood, you have to be really aggressive in order to see results.

HOTELS: Are you using social media for sales?


Perez: Yes we are. We do have a Facebook account. To promote special rates, we are currently sending out email blasts to more than 200 people at once. We are working on creating a Twitter account, too.

HOTELS: What is your attrition policy for group sales?

Perez: Our attrition policy stipulates that 80% of the total room block needs to be picked up. If your room block decreases to less than 80%, the guest will be responsible for the difference. The deadline for guests to inform us of this is a month prior to their arrival.

HOTELS: How has the response been to the hotel's special US$139 opening rate?

Perez: So far we have seen a rise in reservations, especially from local companies.

HOTEL: Are seasonal shifts anticipated for room rate?

Perez: Summertime, especially July and August are our high season and rates will probably increase during this time of the year. During the low-demand season, we will create packages at a lower rate to attract guests to our hotel.

HOTELS: How does your experience with sales in Canada compare to Haiti?

Perez: I am facing challenges every day because it is a different market than Canada. Consumers react unexpectedly.

HOTELS: How so?

Perez: The market fluctuates widely here in Haiti. For example, May was supposed to be the beginning of high season, but this year that was not the case. Our occupancy is about 50% now, but we were expecting much higher numbers for this month.

HOTELS: Are there any plans to offer tours or other leisure-oriented activities to perhaps encourage your business guests to stay an extra day?

Perez: We are currently working on partnering with local travel agencies to promote local tourism.
